
What are the key gas safety responsibilities for a landlord?
In regards to gas safety, the law states that landlords must:
A landlord must maintain gas appliances. You are responsible for taking care of the gas appliances and installations including the pipework, appliances and flues. Anything done on these appliances must be certified by a Gas Safe engineer.
Gas Safety Certificates. Every year, you must renew your Gas Safety Certificate. This certificate is awarded following a Gas Safety check by a registered engineer. The safety survey will make sure that all gas appliances are working and safe to use.
The landlord must provide his tenants with a copy of the Gas Safety Certificate within 28 days of the check being completed. The landlord should also give a copy to new tenants before they move in.
